What is RevPAR — and why should golf courses care?


Hotels do not measure success by occupancy alone. They measure it by Revenue Per Available Room — RevPAR. One number that captures both how full you are and how much you earned from the inventory you had available.

Golf has a direct equivalent: Revenue Per Available Round. Most courses have never calculated it. Here is why that matters.

A course running at 90% occupancy with a $45 average rate generates less revenue per available round than a course at 75% occupancy with a $68 average. Total rounds is a feel-good metric. RevPAR tells you the truth about how well your pricing is actually working.

How to calculate it

RevPAR = Total Green Fee Revenue divided by Total Available Tee Times

Total available tee times is your full capacity — every slot on your sheet, whether it filled or not. Total green fee revenue is what you collected from those slots. Divide one by the other and you have your RevPAR for any given period.

Why your comp set matters

RevPAR on its own is interesting. RevPAR compared to your local market is actionable. If your RevPAR index — your number divided by the local market average — is below 1.0, you are underperforming the market. The question is why, and which lever to pull first.

The slot utilization layer

RevPAR captures rate and occupancy. What it does not fully surface is slot utilization — how efficiently you are filling the capacity you do sell. A twosome in a foursome slot generates roughly half the potential revenue of that slot at full composition. That yield gap lives underneath your RevPAR number and requires a different kind of attention.

Tracking both together gives you the complete picture of where revenue is being left on the table — and whether the fix is a rate adjustment, a slot strategy, or both.
